Abstract
The emergence a little over 10 years ago of various platforms that allowed the management of accommodation between individuals was a revolution in the tourism sector. Tourist accommodation has undergone profound transformations that have come to stay. Over the last years, platforms such as Airbnb have emerged and transformed the way alternative accommodations are managed between individuals. Originally, these platforms were considered an example of the “Sharing Economy” that put the social dimension at the centre of the economy. However, in recent years, professional property management agencies have also begun listing their properties on the platform, thereby bringing the original collaborative consumption ideal as well as a complementary notion to the concept of the social economy into question. In this study, we analyse the level of professionalization of the Airbnb listing in 10 Spanish cities and regions, with the aim of seeing whether or not the principles of the sharing economy are met. In particular, we study how the sector is structured which, on Airbnb, varies between professionalized agents with multiple listings and private owners of a single listing. In addition, we have aim to measure how the effect of the COVID-19 pandemic has affected this structure, whether it generated different responses among highly professionalized agents or among private owners of a single advertisement in Airbnb. This paper also presents an in-deep study of the case of Madrid within the period 2016-2020.
